F.A.Q.’s for Village at Santa Ana

    Q: Will there be model homes at Village?

    A: There will be four fully decorated model homes. Models are ready to view! Contact a member of The Realty Society to set up your tour today.

    Q: When will the first homes be available for buyers to move in?

    A: The first homes are scheduled for completion in late August early September of 2016

    Q:  What schools will children living at village attend?

    A:  Homestead is served by the Hollister and San Benito County School Districts and is in the attendance area for Gabilan Hill Elementary, Marguerite Maze Middle School and San Benito High School. Buyers are encouraged to check directly with the school district as this could be subject to change and is out of the builder’s control.

    Q: Is there a HOA at Village?

    A: No. There is not Homeowners Association at Homestead. The streets are public and maintained by the City of Hollister. There are however, two Community Facilities District fees, which will be applied to each resident’s annual property tax bill. Fees total approximately $541 per year and fund community landscaping, street lights, neighborhood walls and emergency services. For complete information on fees, please consult a sales associate.

    Q:  How big are the lots for the homes at Village?

    A:  Lot sizes vary per collection and per lot, but average 5,000 square fee for the Orchard Collection and approximately 6,000 square feet of the Harvest Collection. Please contact one of the TRS agents for specific lot sizes and fence layout for each home.

    Q: Is landscaping included?

    A: Front yard landscaping, including irrigation is included in each home. Rear yard landscaping is not included.

    Q: What deposits are required for purchase, and are they refundable?

    A: An initial deposit of $5,000 is due at time of contract. $2,500 can be paid upon reservation of a home and the remaining $2,500 can be paid at full contract writing. An additional option deposit will be due upon selection of finishes and options in the amount of 50% of any upgrade. These deposits become non-refundable once buyers are conditionally loan approved (usually 30 days after signing a contract).

    Q: Do I have to use Benchmark’s preferred lender to obtain a loan for my home purchase?

    A: Home buyers are welcome to use whomever they select for the financing of their home, it is required that all buyers be pre-qualified with one of our preferred lenders before writing a purchase agreement. Please contact a member of The Realty Society to inquire.

    Q: Are investors able to buy homes at Village?

    A: At this time, investors are able to purchase at Village. This policy may change in the future as needed.

    Q: Can I customize my home?

    A: Yes. A wide variety of customization options are available fro the homes at village. Please note that options for each collection are unique and specific options are available only at certain times during construction of the home (generally the structural, electrical, and cabinet selections are made prior to starting the home, while flooring and counter top selections are usually made by the time of contract). Please consult your TRS agent for information on standard features, options and upgrades.

    Q: How will I select the options and finishes?

    A: Benchmark Communities has a full services options and designs center located on site!

    Q: Will the seller accept contingent offers?

    A: This will be determined on a case by case basis. Please contact a member of TRS to consult with about your specific situation.
